In a market where there is so much choice, what should you be looking out for when choosing an Estate Agent to market your home? There are so many agents to choose from and they all offer various packages and promises. The agents differ greatly in experience and motivation. Some agents are genuine and experienced, some are financially motivated and some are not really estate agents at all, but are based hundreds of miles away in a call centre.
Whichever estate agent you choose to sell your home here are some basic things that separate the good from the bad.
Poor time keeping:
Sounds basic and it is. Punctuality is key to any Estate Agent worth their salt. First impressions count and what kind of impression does one create turning up late for a valuation or a viewing, or failing to call you back when agreed. A good agent will be punctual and ready to welcome any prospective buyer.
Not looking presentable:
You would not walk into an expensive car dealership and expect to be served by a person in a tracksuit and trainers, chewing gum who has no pride in their appearance. Whilst this is a slight exaggeration to demonstrate my point why should selling your home be any different. Someone who takes pride in their appearance takes pride in their work.
Poor local knowledge:
As a local estate agent I know my market and nothing beats local knowledge. It is essential to know your local area. Not only for the local house price trends but also local amenities such as schools and transport networks. Things that perspective buyers often want to know. Things that could make your property more saleable.
Being unfriendly or unenthusiastic:
If your agent will be conducting viewings of your property you’re going to want them to have an open and friendly manner in order to engage with potential buyers. You want a tailored service and don't just want to be another sale. A good agent will be passionate about getting you moving. Some agents work on selling large volumes of properties and that personal friendly approach can get lost.
Too pushy:
You know you want to sell your home and that is stressful enough. You have an overload of information. What you don't need is a desperate estate agent being forceful and trying to pressure you into signing an agreement with them. A good agent should tell you what services they can offer you and be prepared to walk away and give you time to think.
A good agent is someone that works with you and for you. They are honest and will have your best interests at heart. They will be friendly and approachable and be experienced in the local property market.
